Common property repairs & maintenance.

We have on call a team of readily available engineering and architectural consultants for investigative and report purposes, construction companies for major work and competent building trade contractors who can undertake quotation work and carry out cost effective repairs. We believe that our team of tradesmen are our best advertisement of our commitment to service.


We will only incur non-urgent repair or maintenance expenditure that has been authorised by the Executive Committee or at a general meeting of the Owners Corporation.

Where expenditure is authorised for work that will not exceed a set amount (eg.$1,000), we will be authorised to undertake the work without recourse to multiple quotes. Upon completion of all repair work, a designated member of the Executive Committee will advise our office of the satisfactory completion of the work in order that payment may be made.

 

Administrative & financial matters.

We maintain separate files and books of accounts for the Owners Corporation.

Our office is fully computerised, using the most comprehensive strata title software available. Owners are given direct access to their Owners Corporation documents via this web site.
Levy Notices can be paid either electronically or at any Australia Post branch.

An Income & Expenditure Statement with Balance Sheet, Accounts Paid Summary and Levy Status Report will be available on the web site on a quarterly basis. At the end of the financial year, a detailed Income & Expenditure Statement with Balance Sheet and the following year Budget will be prepared and presented at the next Annual General Meeting.

Cost of services The annual management fee is charged for a schedule of “Agreed Services”. A copy of a standard schedule of “Agreed Services” and a schedule of “Additional Services” are Schedule A and Schedule B. The “Additional Services” are charged at an hourly rate. The content of the “Agreed Services” and “Additional Services” will be set by agreement between the Owners’ Corporation executive committee and the strata manager.

Disbursements such as printing, postage and stationery are included in the quoted fee.

 

Appointing a new strata manager.

At the General Meeting you will need to have a motion for the appointment of a new strata manager placed on the agenda. We can assist your Executive Committee in drafting an appropriate motion to be placed before a General Meeting of the Owners Corporation. Once the resolution is passed we have a checklist for the transfer of Owners Corporation records in order that the transfer of the management occurs without disruption to the ongoing management of the building.

Arranging the changeover In order for the transfer of the management of your Owners Corporation to occur, a number of steps will need to be taken in co-operation with your existing strata manager. These steps include:

  • Convening a General Meeting of the Owners Corporation to resolve that the existing management be terminated and that a new manager be appointed.
  • Arranging for the transfer of the Owners Corporation records.
